Job Opening: Real Estate Investment – Assistant Vice President

Location: To be based at the regional office in Singapore that covers 10 countries.



Client: Our client is an American global real estate investment firm that is seeking to hire an experienced Real Estate banker for their regional operations in Singapore. The firm performs a full range of real estate investment and asset management services for their member companies, as well as institutional and corporate clients. They have been actively involved in the acquisition and the development of office, industrial, residential, retail and hospitality properties, facilities management, fund management, commercial mortgage origination and the acquisition of non-performing loan portfolios. In its acquisition and development of real estate portfolios, the firm also creates initiatives with strategic partners.


Objective: To be part of the Investment Team that is responsible for sourcing, evaluating, underwriting and closing multiple product types within the real estate investment discipline.


Main responsibilities include:
• Source, evaluate, underwrite and close residential, commercial and retail investments including both development and acquisition opportunities
• Structure investment underwriting process so that it addresses the most critical issues on each deal.
• Lead financial and feasibility analysis for all phases of property investment, financing and development activities. This will include site inspections, feasibility studies and other research for potential investments, investment underwriting, due diligence, managing documentation and investment closings.
• Prepare written documents and make oral presentations of proposed transactions to the Real Estate Investment Committee.
• Manage the existing partner relationships and form new relationships to develop new potential investment opportunities.
• Train and support other investment professional in underwriting, analysis and general real estate issues.
• Manage all aspects of a development or investment transaction through loan closing, including coordination with third party partner and consultants as well as with in-house Development, Construction/Architecture, finance and legal teams.
• Perform market, economic and demographic research to assist in evaluating markets for existing or potential investments.
• Assist the asset management team to formulate appropriate exit strategies for investments.



Requirements:
• Experience in related areas of real estate finance eg. Lending, Capital Markets (DCM / ECM / REITs), Securitization or Structured Finance.
• Track record in underwriting residential, commercial, hospitality and retail investment opportunities.
• Strong analytical and negotiating skills.
• Ability to work effectively with external partners.
• Excellent language and presentation skills.
• Knowledge and experience with purchase and sale agreement, partnership agreements, loan documents and related real estate documents.
• Individual must be articulate, possess good writing skills, have the ability to work independently and be capable of interfacing with legal, architectural, banking and development professionals on a high level.
• Individual must possess strong computer skills (Word, Excel, Argus or equivalent). PowerPoint presentation capability is preferred.
• Academic background in finance or real estate would be advantages.
• Must be willing to travel.
